Where the interstate meets the road to Yellowstone

Livingston sits where I-90 crosses the only highway into Yellowstone's north gate. Everything moving between Bozeman's growth and the park's visitors passes this interchange.

Why here

Three reasons this corner works

01 / Captured traffic 4.76M

Yellowstone visitors

Yellowstone recorded 4.76 million recreation visits in 2025, its second-busiest year on record.

More than 561,000 came through the North Entrance at Gardiner — the only entrance open to vehicles year-round, and reached by driving U.S. 89 straight past this property.

02 / Bozeman overflow 26 mi

From Bozeman

Gallatin County land costs have pushed yard-and-shop businesses east along the interstate.

Livingston is the first exit where a contractor can still buy acreage instead of leasing a bay — close enough to serve Bozeman clients, far enough to afford the ground.

03 / Movement of goods I-90

Seattle to Boston

Interstate 90 is the primary freight route across southern Montana, and the longest single-state stretch of I-90 in the country runs through it.

The Montana Rail Link corridor parallels the park's north boundary, on the line that built Livingston as a railroad town.

Livingston is a working town of roughly 8,000, not a resort. It has a hospital, a rail yard, contractors, suppliers and a workforce that does not commute from somewhere cheaper.

Bozeman is close enough to serve daily and far enough that land still prices like Park County rather than Gallatin.

Bozeman Yellowstone International is the busiest airport in Montana, half an hour away — which matters for any business with clients or crews flying in.

The corridor

Two highways and a rail line

The park sits inside a triangle formed by the interstate, the highway to Yellowstone and the Montana Rail Link corridor. Very little commercial ground in this valley touches all three.

  • U.S. 89Runs the north boundary and continues 53 miles south along the Yellowstone River to Gardiner — the North Entrance, and the only entrance to the park open to vehicles year-round.
  • Interstate 90Forms the southeast boundary. The primary freight route across southern Montana, running Seattle to Boston.
  • Montana Rail LinkParallels the property just beyond the highway, on the corridor that built Livingston as a railroad town.
  • InterchangeThe park has direct access from the I-90 and U.S. 89 junction, with two lots holding highway billboard sign easements reserved to the developer.

Local support

Two things worth knowing

Financing

C-PACE

Park County was the first county in Montana to approve C-PACE financing, letting commercial owners fund energy and efficiency improvements through a property assessment rather than upfront capital. For a buyer planning a build, that is a real cost lever — and most do not know it is available here.

Business lending

City revolving loan fund

The City of Livingston operates a CDBG revolving loan fund supporting business land acquisition, construction and equipment, typically between $10,000 and $200,000. Terms and eligibility are set by the city — worth a call before you finalise financing.
