What the map is telling you
Where the eyes are
Five lots front U.S. Highway 89 — the Gardiner-bound side, and the tourist traffic. Six front Interstate 90, which is freight and interchange visibility. Lot 10 is the only fully interior lot, which is why it is the best value per acre in the park.
Three interior roads
Yellowstone Reserve Way runs the spine of the park. Blacktop Drive serves the northeast lots off U.S. 89. Black Gold Road serves the west side, ending in a cul-de-sac that keeps through-traffic away from the larger yard lots.
Two that add value
Lots 6 and 7 carry highway billboard sign easements — rare, and worth pricing separately. Lot 11 holds the fire pond easement serving the park. Twenty-foot public utility easements are dedicated throughout.
